LA condo owners: what your equity could buy outside LA
The typical LA County condo sold for about $680,000 this spring. In a lot of popular destinations, that's more than the price of a typical single-family home.
A lot of the conversation about leaving LA focuses on single-family homes, but condo owners often have the most dramatic before-and-after. Across the 69 LA County zip codes with at least 10 condo sales from March through May 2026, the middle zip code's median condo sale price was about $680,000.
Condo price vs. a typical house elsewhere
Here's how that $680,000 compares with the median single-family home price in several popular destinations (Redfin, May 2026):
| Market | Median single-family home | vs. $680K |
|---|---|---|
| Phoenix, AZ | $490K | $190K more |
| Las Vegas, NV | $510K | $170K more |
| Henderson, NV | $530K | $150K more |
| Nashville, TN | $530K | $150K more |
| Boise, ID | $560K | $120K more |
| Dallas, TX | $570K | $110K more |
| Austin, TX | $600K | $80K more |
| Reno, NV | $650K | $30K more |
| Denver, CO | $715K | $35K less |
This compares a sale price to a purchase price. It isn't proceeds: selling costs, any remaining mortgage and taxes come out of the sale side.
What condo sellers commonly think about
- Equity, not price. What matters is what's left after the loan payoff and selling costs. The calculator below estimates that.
- HOA documents. Buyers will review the HOA's budget, reserves and any planned assessments. Gathering these early can make escrow smoother.
- Trading HOA dues for maintenance. Moving from a condo to a house usually means trading monthly dues for roofs, yards and repairs. Budget for both sides of that.
