Staying in California changes the tax picture

Because you'd still be a California resident, there's no change in state income tax and no part-year resident return for the move. And for some sellers, California's Prop 19 can matter a lot: eligible homeowners (such as those 55 and older, severely disabled homeowners, or victims of certain disasters) may be able to transfer their property tax base to a replacement home anywhere in California, generally within two years of selling, and those 55 and older can do it up to three times. That benefit doesn't exist if you leave the state.

If the San Diego home costs more than the LA home sold for, the difference is generally added to the transferred value.   • Staying close. About two hours from much of LA by car, so family, work and friends stay within reach.
  • Cost. If the goal is a lower cost of living, San Diego usually isn't it. If the goal is a change of pace while keeping California's benefits, it often is.
