What LA's slowest-selling zip codes have in common
Homes in some LA County zip codes took two to five months to sell this spring. The data points to two different groups, and each calls for a different plan.

We recently looked at where LA homes sold fastest. The other end of the list matters just as much if you are planning a move on a timeline. Here are the slowest zip codes in Redfin's single-family data for March through May 2026.

Redfin Data Center, single-family homes, March to May 2026. Includes the 193 LA County zip codes with at least 15 single-family sales. The median zip code in this group had 38.5 days on market.
Two different groups
Of the 193 zip codes, 24 had a median of 60 days or more on market. They split into two clear groups.
High-priced zips with sales below list. Nine of the 24 had a median sale price above $2 million. Of the 27 zip codes in the whole data set above $2 million, 9 ran 60 days or more, and 7 of those 27 averaged a sale price under 97% of list. At those prices there are fewer buyers for each home, and a listing that starts too high can sit. Malibu, Bel Air and West Hollywood fit this pattern: long time on market and the lowest sale-to-list ratios in the table.
Lower-priced zips that sold at or above list, just not quickly. Eleven of the 24 had a median under $1 million, and the other four fell in between. Several, like 90001, 90002 and 90262, averaged a sale price at or just above list while still showing 69 to 94 days on market. The sample sizes are small (19 to 39 sales in the three months), so a few slow listings can move the median a lot.
What sellers can do with this
- Plan for the real timeline. If your zip is in the slower group, build the extra months into your move date and your bridge plan. Our sell first or buy first post covers options for timing.
- Price to the local market. In the high-end zips, sale prices came in under list on average. A realistic first price usually matters more than the last price drop.
- Look at your own street, not just the zip. A zip code median blends very different homes. Recent sales of similar homes nearby are a better guide than any zip-level number.
- Use a median as a median. Half the homes sold faster than these numbers and half slower.
